  • Where you live is so important for many different reasons. Being ready for your home search means knowing where you want to live, considering your ideal lifestyle, understanding what options you can afford, and being clear on the quality and condition of your ideal home.

  • Once you have found the ideal home, the real work starts. To be successful it’s important to understand the market. Is the market competitive? Are there multiple offers? Is the property over priced? Are there any specific terms that are important to the seller? Having answers to these and other questions will all be important when making the best decision possible on what to offer.

  • Understanding the Purchase Agreement is important. It is one of the main reasons we send a copy of it to our clients before we even start looking at homes. Knowing what price you want to offer, the terms under which you will have to perform, transaction timelines, being ready with your funds, and having a plan going into a home purchase will have you ready for success.

  • Doing your due diligence and reviewing seller disclosures, completing a home inspection, title reports, working with your lender to get loan approval, investigating homeowners insurance, etc. are key steps in the home buying process that will help you feel confident in the home you are purchasing.

  • You’ve reviewed disclosures, gotten your insurance policy secured, you’ve reviewed title reports, escrow documents, and you're ready to begin removing contingencies. At this point the home is almost yours. This is a great time to starting lining up your move!

  • Coordinating with a moving company and/or planning your move is a key step. Perhaps you even are selling a home to buy the new home. Having a plan for your move helps reduce stress.

  • Congratulations! You did it! You made it to the finish line, now all that’s left is to complete your final walk through, sign your loan documents, transfer any final funds, and wait for your lender to let know your loan has funded. Once all systems are a go your escrow officer will settle funds, your title officer will file all the necessary paperwork with the County Recorder’s Office officially transferring the property to your ownership and the keys are yours!

  • Receive your new keys, complete any work or repairs you were planning to do to the home before move in, change locks on the doors, and make any modifications you want to the home before finally moving in!
